dc.description.abstractThe thesis presents the design of a Maintenance Management System based on the methodology of Balanced Scorecard for a company that is dedicated to the construction of roads in the province of Guayas in the city of Guayaquil. With the application of the methodology BSC the thesis focus on operate an effective control of the performance of company assets and ensure the development and maintenance of them, and in this way, obtain a continuous improvement process. To build the BSC through targets and measurement indicators, strategic approach is analyzed and defined and is made a description of the the internal and external situation of the organization, considering the parties involved, such as its Stakeholders. All system development involves the analysis of the results obtained in every measurement of the indicators that will be used to make business decisions, continuous improvement, maintenance department, and short-term preventive actions.en
